The borough average rose £14,564 in a year to June 2026, more than double England's rate. It is still £11,728 short of the November 2022 peak.
The average Stevenage home was worth £323,429 in June 2026, according to the UK House Price Index published by HM Land Registry. That is £14,564 more than a year earlier, a rise of 4.7%.
It is the highest monthly average recorded for the borough since April 2023, and it is running at more than double the English rate. England as a whole rose 1.8% over the same twelve months.
One caveat before the numbers do any work. UKHPI is a mean average, not a median, so a handful of large sales pull it upwards in a way a typical asking price does not. It is useful for comparing places and tracking direction, and less useful as a guide to what any particular house is worth.
Third fastest in the county
Stevenage was the third fastest riser of Hertfordshire’s ten districts over the year, behind North Hertfordshire and Welwyn Hatfield. Three Rivers was the county’s only faller.
The gaps matter as much as the ranking:
- Stevenage remains the cheapest district in Hertfordshire, and comfortably so. The next cheapest, Watford, averaged £396,385, which is £72,956 more.
- A typical Stevenage home is £147,444 below the Hertfordshire average of £470,873.
- It is, however, £30,167 above the England average of £293,262.
So a Stevenage buyer is paying well over the national figure and well under the county one. Nationally the borough sits in the middle: 165th cheapest of the 295 local authority districts in England.
Which homes moved
The headline average hides four different markets, and they are not moving together.

Terraced homes rose fastest, at 5.9%. That matters more here than in most places, because the terrace is the characteristic Stevenage house: the new town was built around it. It is also the type closest to the borough average, at £320,761 against £323,429 overall.
Flats went almost nowhere, up 1.9%, which is roughly the English rate for all housing. At £175,390 a Stevenage flat is a little over half the price of a terraced house in the same town.
Detached homes are a different market entirely. At £661,108, the average detached house in Stevenage costs more than the average home in St Albans, the most expensive district in Hertfordshire.
The 2022 peak is still ahead
The rise is real, but it is a recovery rather than a record. Stevenage peaked at £335,157 in November 2022. Nearly four years on, the borough average is still £11,728 below that figure.
The path since has been choppy rather than steady. In the twelve months to September 2025 the annual change was negative, at -1.6%. It turned positive in the autumn and has stayed there. Even this year the month-to-month figures have zig-zagged: April was £321,394, May dipped to £317,677, and June recovered to £323,429.
That May figure is worth flagging. It was revised in this release. When the May data first came out the borough average was published as £317,948; it now stands at £317,677, £271 lower. Land Registry revises recent months as more sales are registered, so the newest month in any release is the least settled one.
What it means for you
If you are buying, the county gap is the number to hold on to. Staying inside Stevenage rather than moving to any other Hertfordshire district saves at least £72,956 on the average transaction, and the borough is still the only one in the county under £330,000.
If you are a first-time buyer, the relevant average is £285,940, up 4.9% in a year. The flat market is the one part of the town that has barely moved, which is where the arithmetic is friendliest.
If you are selling a terraced house, you are in the segment that has gained most over the past year. If you are selling a flat, you are in the one that has gained least.
Sales volumes are not yet published for May or June. Land Registry leaves them blank for the two most recent months because registrations lag. The most recent count it does publish for Stevenage is 48 sales in April 2026, so any read on how busy the market is now comes with a delay of a couple of months.
